How Long Does a Garage Door Last? (And When to Replace vs. Repair)
Share:

Most homeowners don't think about their garage door until something goes wrong. And when something does go wrong, the first question is usually: is this worth fixing, or is it time for a new door?

The answer depends on a few factors — the age of the door, the nature of the problem, and what a repair would actually cost compared to a replacement. Here's a straightforward way to think through it.

How Long Should a Garage Door Last?

A quality garage door — properly installed and maintained — should last 15 to 30 years. The door panels themselves are the most durable part of the system. What tends to wear out faster are the mechanical components:

  • Torsion springs — typically rated for 10,000 cycles (one cycle = one open + one close). For a household that uses the door 4 times a day, that's roughly 7 years.
  • Rollers — standard nylon rollers last 10,000–15,000 cycles; steel rollers wear faster
  • Cables and pulleys — usually last 8–15 years depending on use and environment
  • Opener motor — most openers last 10–15 years before needing replacement

Indiana weather accelerates wear. Temperature swings between summer heat and winter cold cause metal components to expand and contract, and humidity can rust springs and cables faster than in drier climates.

Signs Your Door Is Nearing the End of Its Life

Age alone isn't a reason to replace a garage door. But age combined with any of the following usually is:

Repeated repairs. If you've had the springs replaced, then the cables, then the rollers — and something else is now failing — you're spending money on a door that's working against you. At some point, a new door is the more economical choice.

Structural damage. Cracked or severely dented panels don't just look bad — they compromise the door's ability to insulate and seal. If multiple panels are damaged, replacement is almost always more cost-effective than panel-by-panel repair.

No insulation. Older doors — especially single-layer steel doors common in homes built before the 1990s — have little to no insulation. If your garage is attached to your home, a non-insulated door is quietly driving up your heating and cooling costs every month.

Safety features are outdated. Garage doors manufactured before 1993 are not required to have auto-reverse sensors. If your opener doesn't reverse when it contacts an obstruction, it's a safety hazard — especially in homes with children or pets.

The door looks dated. Curb appeal is real. A worn, faded, or outdated door affects your home's appearance and resale value. If you're planning to sell in the next few years, a new door is one of the highest-ROI home improvements you can make.

When Repair Makes More Sense

Repair is usually the right call when:

  • The door is less than 10 years old and the problem is isolated (a broken spring, a misaligned sensor, a worn roller)
  • The panels are in good shape and the issue is mechanical
  • The total repair cost is less than roughly one-third of what a replacement would cost

A good rule of thumb: if a repair costs more than 50% of a new door, replacement is worth serious consideration.
